  • It's best to start the process about 6-8 weeks before you need to move, however, our services are in high demand and many clients engage our service up to 6 months in advance. As our most popular offerings have limited capacity and minimum lead times, it's best to engage the service once your move is confirmed.

    If time is short, depending on our availability, we can complete our full rental search service within 3 weeks (4-5 weeks if you're moving from interstate or overseas), and if you're a local needing a home within 1-2 weeks, we can assist.

    Application assistance should be purchased at least one week before your inspections.

  • Absolutely, or else we’re delighted to inspect on your behalf and forward you a detailed summary with images.

  • If you’ve engaged our service to find a home for you, then we’ll devote time exclusively for your property search and so our fee is non-refundable if you find a home via your own efforts.

  • We cover all of Sydney and NSW: Eastern Suburbs, Upper and Lower North Shore, Northern Beaches, Inner West, St George, Sutherland Shire, Canterbury / Bankstown area, West (Parramatta area), North West (Hills Shire), South West (Campbelltown area). We also cover all of: Central Coast, Southern Highlands, Blue Mountains, Illawarra, Newcastle and all other parts of NSW.

  • We want to be confident of finding the home that’s right for you and so once we start working together, we’ll explore all of your must-haves and nice-to-haves so that we’re both clear on what will make a great home for you.  We embrace advanced data, formulae and skill to ensure that property requirements, location and budget are well-aligned with the market and in this way, we’re confident of finding a home you’ll love. The rental market is challenging and naturally, we can’t change the market, but we do know how to navigate it - this is our skill. We’ll be honest and let you know of any risks (including what you might need to be flexible on to meet your ideal location, requirements or budget), provide options and support you in your informed decisions.

  • Nobody is perfect and you may be worried that your situation will cause issues for your successful application. We will work with you no matter what your circumstances and ask that you are honest with us so that we can guide how to present your application in the most favourable light. There is no situation we haven’t encountered and we’ll know the best way forward no matter what circumstances you face. 100% applications that are prepared to our recommended standard meet property managers' standards to pass onto landlords for approval due to the advice we provide. We’ve successfully helped clients who are unemployed, self-employed, have pets, young children, are new to the country on visas, have new jobs, are students, sharing with other singles, newly separated, unwell and every combination of the above!   • Along with the time saved, the advantage of having us search for you is our access to detailed property intel. Perhaps tenants never stay in that home longer than 2 months. Perhaps the home has been on the market for 6 months. Does that garage really fit a modern car? We evaluate hundreds of homes each week and are experts at identifying the best homes and eliminating those that will be an endless source of misery. While your online search is limited, our intel completed the picture allowing us to focus on the right homes, saving you time and ensuring you find the best match.

  • Anyone looking to rent a property can become a client. Our services are available to individuals, families and groups of all backgrounds.

    There are are, however a few reasons why we might decline to work with a client:

    1. Their move time-frame is too short for our service to be provided;

    2. We’re working with another client whose brief is too similar to yours: this would create a conflict of interest with two represented clients vying for similar properties;

    3. We’re fully booked;

    4. You're seeking short-term accommodation or a room in a share house

    Clients appreciate the structure and clarity that our service provides. We provide clear, actionable steps and lots of helpful information on the path to securing a rental home.

  • Working together to implement our key steps, the Full Service boasts a 97% success rate and in the rare event that a home is not secured, we provide ongoing support until we find your new home.

  • A renter's agent is a licensed real estate agent who represents tenants / renters in finding and securing a home. We act in the best interests of the renter, much the same way the property manager acts in the best interests of the landlord. We offer guidance throughout the rental process, including property searching, application assistance and negotiation.

  • Getting started is easy! Simply complete the enquiry form and we'll be in touch, usually within two business hours. We'll then offer more information and explain the next steps.

  • Yes, absolutely! Depending on the service you've chosen, we review the lease for you, arrange utility connections, ensure a smooth process for moving in and we're the only agency to provide full support and assistance for the term of your lease. This means we're on hand to help you resolve issues as they arise for the duration of your lease.

  • Whilst there are some cheaper services out there, we have found that the service offerings are not equivalent, and the service providers tend not to be licensed real estate agents via a Class 1 Property License. We provide a high-quality service and to this end, we're licensed, qualified and insured, and we continually invest in our professional development to ensure that we remain well-trained in all of the legislative changes as and when they occur, and to ensure that our skills and knowledge are always up-to-date. This helps us to help you better!

    Our process, precision and outcomes are the result of our education as buyer's agents, our process analysis and service refinement over many years. This, too, helps us to help you better.

    Being Licensed Real Estate Agents regulated by NSW Fair Trading, we are bound by Rules of Conduct, the Property Stock and Agents Act, ever-changing laws and practice standards (such as privacy and fiduciary duty) that non-licensed agents are not required to abide by and this may leave you exposed if things go wrong.

    We have Professional Indemnity Insurance that covers our activity as renter’s (and buyer's) agents and professional data subscriptions to provide us with additional property data.  Licensing enables us to represent you and negotiate on your behalf.

    We’re not the cheapest service - and that’s by design. We focus on delivering top-tier service that our clients value and trust.

  • We work with between 1 and 4 rental search clients each month. These spaces fill up fast, particularly through peak season which runs from August through to February, so if you are curious, please reach out early to avoid disappointment, and if you are in a hurry, you never know: I may just have a spot available.

  • Rest assured that when you engage our service, we will not take on another client with a similar brief to yours, who is moving at the same time as you.

  • Whilst we’d love to assist in this way, it's important to note that providing advice, even informally, requires us to comply with regulatory obligations. We strive to maintain the highest standards and once our service is engaged, we’ll gather detailed information about your property needs, current situation and all other relevant information to ensure that our guidance aligns with your best interests.

    Unfortunately, brief or informal advice doesn’t allow sufficient time or information-gathering to meet these requirements or provide the comprehensive advice you deserve.

    This said, when you enquire, we obtain all of the preliminary information that we need to know if we can help you, and having determined that we can, we’ll offer service options that align with your needs. We do not charge for this initial information-gathering and assessment as we need to understand how we can help you.

    Once our service is engaged, we’re positioned to gather comprehensive information and provide the sound advice that you seek.

  • When you enquire to book our service, we’ll ask you when you need to start your lease and we’ll check our schedule to be sure that we’ll be available to you when you need us, with a service that is compatible with your needs. Once you’ve engaged our service, we’ll meticulously project manage the entire rental search process with a service that is designed to ensure that you move into your home at the right time.

  • Property licenses and regulations exist to protect the public and ensure the highest standards of conduct. All licensed real estate agents adhere to a raft of legislation:
