my clients avoid this rental nightmare

Melissa, I just moved into a terrace in the Inner West in order to be closer to work. I have let the agent know today due to the condition of the property that I’ll be moving out ASAP. So I'm in this awful stressful position whereby I've just unpacked everything and gotten rid of all the boxes, and new issues keep emerging. The conversation with the agent today deteriorated and I think a move ASAP will be likely, though I don't want to settle for something subpar and end up in the same position. I moved into the this place only two weeks ago and the following issues are apparent:

• Significant cockroach infestation. They’re everywhere and I’m phobic of roaches.
• The verandah off the bedroom has been converted into a sunroom. However, as soon as the rain started, the wood became saturated inside. The wood wall is internally all soaking wet, and areas of it I can almost push my hand through and the boards are loose. It’s all been assessed and the tradie was quite worried about the verandah as the wall is supporting a large window all the way along. I’ve been advised it would likely be a significant 5 day repair.
• There is water coming out of the faceplate of one of the ktichen electric sockets.
• The dishwasher doesn’t work at all.
• The place was advertised as having a car space, however there’s actually no way to open the gate from the outside, and it’s a very flimsy gate, so I can’t park my car in there. The agent has loosely offered to get it fixed but there is no concrete plan for this yet.
• One fire alarm is easily over 10 years old and keeps alarming. The only way to make it stop is to disarm it but I’m worried about safety given the electrical concerns here.
• Finally last night, all of the power went out and the safety switch wouldn’t turn back on.

If you have specific help and advice re how to handle this whole situation I would be so appreciative.

I am sorry it's taken me a while to get back to you - a lot has unfolded the last 3-4 days.

I went and checked out the Mortlake place, and fell in love with it. I am very grateful to have engaged with you and brainstormed, as I never in a million years would have considering going so far out of the city. The place is 100m from a reserve, with a waterfront 2km dog walk at my doorstep, and cafes up the road. Internally the property met every single one of my requirements! So engaging you was well worth the money for me. Engaging you empowered me and removed so much of my stress, which provided a lot of mental support when I was panicking and had no clue how to move forward.

I just returned to my previous home to pack and went into the spare bedroom and found a plastic box in there with an inch or so or dirty yellow water, and some water on the floor. There is also now mould in the kitchen cupboards. So I think this might be the roof leak between the main bedroom and second bedroom you referred to. How did you know about this??

I knew about the leak when I evaluated this home after my client first contacted me. I always take care to closely evaluate each home before recommending it to a client and in this case, the leak was fairly evident to me as a property professional. I would never have recommended this home and therefore if my client had worked with me at the time, she would have avoided renting this home which has been an endless source of worry, stress and frustration culminating in a second move no more than two weeks after moving in. The research that I do is very detailed and the knowledge and skill that I’ve developed over the years means that I do pick up on things that the average renter will never know about or even consider. If things should go pear-shaped, I’m here for my clients to guide them through the necessary steps of terminating a lease and potentially applying to Tribunal.

We were finding it difficult to secure a property in Sydney when moving from interstate and were missing opportunities due to the inability to personally attend or coordinate family or friends to attend inspections of properties that were in high demand and leasing on short notice. We were primarily looking to save time in the rental search, and to have an external, objective view on potential properties that might suit us - to find new ideas. Additionally, were looking for an edge in the application process. Hands down the application process was the part we appreciated most - I felt extremely confident that we could achieve success in securing the property we wanted because of the pre-work that we had done beforehand. The resource guides at each stage were excellent, and also the level and speed of responsiveness was greatly appreciated. I'm really happy with the service Melissa provided. Its been just over 2 months now since we moved to our new place that Melissa helped us with, and we feel very fortunate to have found her. We were long term tenants at our previous place but were upsizing just as I was returning from mat leave. Besides Melissa's attention to detail, I loved the support she gave in framing a positive application for us and the confidence she gave us in securing the first application we made. A bit of up front work to get the brief and application nailed, but 10 days end to end from starting to look to securing the place was completely unexpected. An absolute weight off our shoulders with 2 small toddlers. I also appreciated Melissa's follow up after moving, and I feel like we've landed in the best possible place for us

Meet April.  April has two young children and is looking to move to Sydney from interstate.  She called on me to inspect a couple of properties of interest, saving her having to drive or fly to Sydney, with two children, just for an inspection.  I was delighted to assist. 

From time to time, we find that the photos and description of the property don't quite represent the property when you see it in the flesh.  Well, this property fell into THAT category.  April's comments were, "My god it looks very dark and gloomy and not at all like its listed photos ..."  She was very thankful to have not needlessly flown or driven to Sydney to inspect this wholly unsuitable property, with children in tow.
